Neighbor Dispute Over Dog Waste Ended in Double Murder, Court Records Show

What began as a neighborhood complaint over dog waste eventually escalated into one of the most shocking cases to emerge from a Dallas condominium community.

The incident occurred in February 2013 at the Sable Ridge condominiums in northeast Dallas, where police responded to reports of a deadly shooting that left two people dead.

According to court records, Michelle Jackson was fatally shot near her upstairs condominium unit, while Jamie Stafford was shot as he attempted to flee the scene. Authorities said an infant was inside the apartment during the incident but was not harmed.

Investigators arrested Chung Kim, who lived in the unit below the victims.

Evidence presented during the trial revealed that tensions between the neighbors had reportedly been building for months before the shootings. Kim repeatedly complained that waste from a dog living in the upstairs unit was washing onto his patio and windows.

Court testimony showed that Kim had contacted multiple agencies regarding the issue, including the homeowners association, local police, and the health department. Emails introduced as evidence suggested property management was aware of the escalating conflict and growing frustration.

According to reports, one email warned that Kim appeared close to reaching a breaking point. Another indicated that eviction proceedings involving the upstairs residents were expected to begin just days before the fatal incident occurred.

During the trial, Kim claimed that Stafford was shot in self-defense and stated that he could not remember shooting Jackson. Prosecutors challenged that version of events, arguing that the evidence showed Jackson was shot first before Kim went upstairs and later shot Stafford multiple times as he attempted to escape.

After hearing the evidence, a jury convicted Kim of capital murder.

He was sentenced to life in prison without the possibility of parole.

The case continues to be cited as a tragic example of how unresolved disputes between neighbors can spiral into devastating violence when warning signs go unaddressed.

More than a decade later, the incident remains a topic of discussion as communities examine the importance of conflict resolution, property management intervention, and mental health awareness when disputes begin escalating beyond control.
